Our full property finder’s search service starts at the first moment of the first call and extends to final communications as the purchase goes through. We operate a strict policy of client confidentiality.

At our first contact

We’ll make a record of all relevant contact details, take details of your requirements and then agree another appointment in which we talk in much more detail, either in person or via Zoom or similar. In that longer meeting we’ll listen carefully to what you’re looking for. We will make sure that you are happy with our understanding of your requirements, including motivation, property specifications, intended time scale and the possible implications of  chains of sale and purchase. We will explain our retainer, and the success fee if a property is acquired as a result of our work. Our discussions will be formalised in a clear and unambiguous written agreement.

Our search is a dynamic process. With a  clear brief, we’ll undertake a full market analysis to include all suitable properties. This will cover those publicly for sale as well as those we expect to be available. With our extensive directory of contacts, we’ll be aware of upcoming properties from almost every agent in the south west, as well as those which we know are available ‘off-market’ too, now or within a few months’ time. We will personally visit each property which is a serious contender. We’ll continue our investigations and research until we have a short list of properties that match your specifications.

The Search

The Short List and Viewings

With a short list created, we’ll put together a comprehensive report on each property, including photographs and video tour, and also with information on the general condition of the property and, where relevant, the potential to expand or improve it. This is not a survey, but it will

be enough information to help inform your future choices. Our videos provide a full walk-through to give you an accurate sense of what each property is really like. We use full HD and image stabilization to ensure the tour is sharp and clear. It enables you to see each property in its entirety – you’ll get a ‘warts and all’ tour, so you can make a reasoned choice about whether or not to visit in person.

Once you have identified which properties you would like to view, we’ll make the necessary arrangements. 

Once the right property has been identified we’ll be able to negotiate on your behalf with the owner or their agent.  In preparation for this we’ll have prepared a comprehensive list of comparable sales in the area, factoring in both location and property type and size. For particularly unusual properties we might extend this to include similarly unique homes in slightly different areas. Before negotiating on your behalf we will have discussed and agreed a strategy with you, so that we can put maximum weight behind the offer when it’s put forward.

Once a purchase has been agreed in principle, solicitors and surveyors can be instructed so that appropriate enquires and inspections may be made. We’ll keep a careful eye on progress. Communication is essential at this stage so any unanswered questions can be resolved quickly. We monitor closely from the moment an offer is accepted to exchange of contracts, and we continue to stay in touch until after completion.

View and Report Service

Our View and report service is a simpler form of our full Property Finders package. Due to the ever growing demand for property in the West Country, prospective purchasers from further away, with busy schedules or with transport issues, are forever missing out on what could possibly be the perfect property. Our well adapted service enables our clients using this facility to get a thorough look at any property that takes your fancy, giving you the ability to make a well informed decision on the property and being aware of almost every relevant detail.  

We will take instruction from you to view properties on your behalf. Whilst we are at the property: 

  • Conduct a HD video tour covering all parts commonly missed in marketing images.
  • Take photos of any outside space at the property
  • Take photos of the immediate area surrounding the property.
  • Provide you with a digital or printed report about the general decor and condition.
  • Provide you with a copy of the full energy performance certificate
  • Provide a RICS standard floor plan, should one not be available from the estate agent.
  • Should the property in question have an extensive area of land we can provide a series of aerial photos (weather permitting)
  • Provide you with information on local transport links and infrastructure
